Coe & Van Loo refined the conceptual master plan and prepared all planned community development and implementation documents for engineering, hydrology, and landscape design for this 800-acre master planned community in the East Valley.

The plan provided for lakefront lots and recreational open space through a central drainage spine connecting the streetscape and lakes and incorporating a bicycle underpass and amphitheater. The lakes, which are supplied with groundwater and storm water runoff, serve multiple functions by providing surface water reclamation, storm water retention and groundwater recharge.

Coe & Van Loo’s drainage plan directs surface water runoff from off-site toward two lakes from which water is withdrawn to irrigate parkway and open space landscape.  Storm water is retained at the downstream property limits where it is recycled and pumped back to the lakes.
